Gemini Estates Rental Options

Gemini Estates can offer a package to suit all your requirements, whether it‘s just finding an interested tenant or arranging full management of your property.

Advertising
We will advertise your property on all web sites subscribed which are www.rightmove.co.uk, www.fish4homes.com, www.propertyfinder.com as well as our own web site www.gemini-estates.com. In addition to this we advertise within local publications and display your brochure within our shop window and on our branch wall display. We currently advertise within several large employers including the Trafford Centre and Hope Hospital etc. We will also erect a “For Let” board.

Viewings
We arrange and carry out all viewings of your property, our aim to find a suitable tenant. Appointments are available throughout the week, daytime and evenings as well as weekends.

Packages
Introduction Only “Tenant Find” Service

Within this package we would advertise and arrange all viewings as stated above and would process all the administration paperwork including the lease and inventory as follows -.

Any interested party must provide a deposit equal to the first month’s rent. This deposit will reserve the property until such time that we have arranged for all the reference checks to be completed

We can process the reference checks in various ways depending upon the suitability of the tenant. Once we receive notification that the prospective tenant has been approved or we have personally agreed with you, the owner, that the tenant is suitable, then we will arrange a move in date.

Prior to the tenant moving into the property we will arrange for an inventory plus colour photographs to be carried out. The inventory details all items left within the property plus any defects or known damage. (This protects tenants and owners alike). We then arrange for the lease to be drawn up and prepared for the tenant to sign.

You may require a gas safety certificate or pat electrical test certificate depending upon current legislation. We can arrange this through approved contractors.

It is compulsory by law that all properties must have an upto date current certificate(s) in place prior to the property being let — current legislation states that we must carry out the same every 12 months.

On the day the tenant moves into the property we arrange a suitable time where we can go through the lease correctly and run through the property inventory ensuring that all parties are happy with the same. We note all meter readings and have the tenant sign the inventory confirming that everything is ok with the property. The prospective tenant must pay the first months rent upfront which must be cleared funds prior to the move in date.

Once the tenant has moved into the property we will then notify all the utility companies of the new tenants / occupiers giving them meter readings and in addition notify the council of the change of occupier. We will also complete a direct debit mandate, ensuring payment is paid direct to your bank account from the tenants on the same date each month commencing on the same date one month after the move in date.

A Letter is then sent to the landlord confirming the same and enclosing the original lease, copy of safety certificates, copy mandate and copy of the inventory with any supporting documentation etc. Within this letter we will notify you of the tenant‘s full names and contact numbers. We will enclose the first payment which will include the surety deposit / bond minus our fees and any additional outlay — gas safety certificate / electrical certificate etc.

At this time we will send the tenant copies of the same, notifying them of the landlords contact details and advising them to contact the landlord direct over any matters.

Our responsibility and work stops at this point. All other contact is to be between landlord and tenant including collecting monies, repairs etc. At the end of the tenancy it is the responsibility of the landlord to carry out the inspection and release the bond

Under current legislation — if the landlord decides to stop any monies being returned for repairs / rent arrears etc then any amounts deducted from the bond/surety deposit has to be fair and documented accordingly All receipts and supporting documentation must be correct

Bond
TDP

Under current legislation, the tenant’s bond/surety deposit has to be held within a TDP (Tenancy Deposit Protection Scheme). It is the landlord responsibility to ensure that the bond we send to you is deposited within 14 days of receipt.

The current cost of this service is £450.00 inclusive of vat and advertising costs.

Packages
“Full Management Service”

Many clients enjoy the peace of mind of letting their property under full management as this will enable them to receive a rent without having to handle the day to day running of the same. You would have no direct contact with the tenant (unless you wished to) and all enquiries from tenant and owner alike would he dealt with by ourselves.

The management scheme carries out the same procedure as our Introduction Only package apart from collecting the monthly rental payments and dealing direct with the tenant for any matters arising.

We also hold the bond under our TDP scheme and carry out an inspection when the property is vacated. We carry out quarterly inspections on your property should you wish us to do so.

We have tried very carefully to take the hassle away from letting your property and under our current contract we offer owners the option of using our approved repairers or notifying us of an alternative preference, i.e. your brother maybe a plumber etc.

We also ask for a budget authorization for repairs i.e. £100 etc. This way you can have peace of mind that your property is being managed with your complete agreement and that no unexpected bills will be deducted from your monthly rent.

The current cost of this service is £375.00 inclusive of vat and advertising costs and then a monthly charge of 10% will be deducted from the monthly rent received.

This amount will be reduced to £250.00 after the initial tenancy has expired to re-advertise and re-let your property.
