Tenant’s Guide To Renting Through Gemini Estates.
Gemini Estates pride ourselves on service not only to the landlord but to our tenants as well. We offer our landlords
introduction only (tenant find) and full management packages.
The basic difference is that your point of contact is ourselves for all matters relating to the property when the property is managed and when we’ve been instructed to find a tenant only then you would deal direct with the owner / landlord for all aspects regarding your tenancy or maintenance of the property.
All tenants (with no exceptions) must be referenced prior to entering an agreement to let any of our properties.
The references we require are as follows –
1.) Personal Photo Identification.
2.) Personal Residence Confirmation.
3.) Previous Landlords / Mortgage Reference(s).
4.) Employment Confirmation and Details of Salary.
5.) Personal Character Reference.
6.) Credit Check (Status Report).
7.) Bankers Reference (This reference is not Compulsory)
The cost of the above referencing is included within our overall administration charge of £75.00 (Incl V.A.T). This amount is charged per adult over the age of 18 living within the property (Excluding Children).
This amount needs to be paid immediately to secure the property you intend to let along with the holding bond
(security Bond), which equates to the first months rent. The firsts months rent must be paid in addition to the bond prior to letting the property.
I.E. Monies Required For £500 PCM For Two Adults.
Equates To £500.00 Bond plus £500.00 1st Months Rent Plus £75.00 Each Adult For Administration Equalling £1150.00
